The Mesa County Assessor’s Office concluded its 2025 real property reappraisals and as of May 1 is mailing Notices of Value to all taxpayers. The Notices of Value will reflect sales, other data and analyses from Jan. 1, 2023, through June 30, 2024.
Taxpayers are encouraged to study their Notices of Value carefully, as tax bills will be based on this Actual Value next January. As taxpayers review their notices, they should determine whether the property could have sold for the actual value listed as of June 30, 2024. If taxpayers discover an error or believe the assessor’s office has valued the property too high, they can file a protest.
As of May 1, in compliance with Colorado law, the assessor began hearing objections and protests to the valuation of real property. Protests must be delivered or postmarked by the end of business on June 9. Beginning June 15, appeals for taxable business personal property will be accepted.
